Buyer Questions

Do I have to select a Buyer Package?
No. You don’t have to select a Buyer Package. Given that the property you are looking at is $175,000 or more, you can start with iBuy Direct and work your way down depending on how many properties you tour to determine your rebate. If the property you are purchasing is $175,000 or below, you can choose iBuy Max or iBuy Classic. 

I want to buy a home that is $95,000, can I get a refund?
No. In order to receive a rebate, the house you purchase must be 100,000 or more.

What is considered a home tour with iBuy Realty?
iBuy Realty considers one house, one home tour. If you look at 8 houses, that is considered 8 home tours.

How do I qualify for the 75% rebate?
To qualify for the 75% rebate, you must buy a home that is $175,000 or more and not exceed 2 home tours. To get 75% you found the home yourself and did your own research.

I found a home that is $165,000, what Buyer Packages do I qualify for that will allow me to get a rebate?
The only package you would qualify for is iBuy Max due to the purchase price amount. If you are looking at a home that is below $175,000, the only package you quality for is iBuy Max. However, if you exceed 8 showings, you will not get a rebate.

I’m a first time home buyer and need somebody to help me every step of the way . Which Buyer Package would you recommend?
iBuy Classic. Getting a rebate is great!! However, if you need the help of a Traditional Agent, iBuy Realty has iBuy Classic to satisfy your needs and provide the support needed to make you feel comfortable and get all your questions answered.

I have already found a home by looking on the internet. What are my options?
If you have already found a home and it is $175,000 or more, you qualify for iBuy Direct which pay you 75% of our commission. However, if you need to consider your options, iBuy Platinum will give you 50% of our commission as long as you don’t exceed 5 showings.

 
How am I guaranteed that you will give me the rebate?
iBuy Realty does everything in writing. When you decide to work with iBuy Realty, you will be given a Buyer Package to sign and execute. It describes our agreement in detail and how you will receive your rebate at closing.

How can I use the rebate that iBuy Realty gives me?
You can use the rebate as you wish. The question is what are your needs? You can use it to offset closing cost, buy down your interest rates, or buy furniture/appliances.

I found a home that is listed at $225,000, can I get a rebate?
Yes! If you already found a home without the assistance of a Realtor and just need to make an offer, you qualify for a 75% percent rebate. Given this example, you would qualify for a $5,062 rebate.

Seller Questions

How do I qualify to sell my house for FREE?
Your home has to have a sales price of $175,000 or more. In addition to that, you must be in the market to sell your house and want to buy a new home.

Why would I select iBuy Half when you advertise that I can sell my house for FREE?
iBuy Half is for the Seller that want to save money, but is not going to buy a home after they sell their current house. In order to sell your house for FREE, you must be selling your current house and then buying afterwards.

Why do you have Standard vs. Additional Paid Advertising?
We want to give consumers options. We don’t want to overcharge Sellers for services. We allow our Sellers to customize the marketing package they need to get their home SOLD without having to charge the traditional 6% fee. Our Sellers pay what it cost us to market their house.

What is the difference in marketing for iBuy Half/iBuy FREE vs. iBuy Traditional?
The difference between iBuy Half/iBuy FREE and iBuy Traditional is that iBuy Traditional does a Realtor Open House, Buyer Open House, Customized Marketing Plan, No Minimum Sales Price, and Realtor provides professional brochures.  Although extremely effective, iBuy Half/iBuy FREE relies solely on the internet and brochures to market and sell houses.


How do you make money? Why would you sell my house for FREE?
In 2008, 70% of all Sellers bought a home after they SOLD their current house. iBuy Realty will sell your house for FREE if you in-turn buy a new home. You won’t receive a rebate when you buy, but you benefit by using our service to sell and buy without it costing you any money with results in thousands of dollars saved. 

Will you market my house in the newspaper and/or magazine?
No. According to research, in 2008 ONLY 1% of all Buyers said they bought a home because they saw it in a newspaper, magazine, or publication. We don’t want to charge and pass unnecessary fees to our Sellers. iBuy Realty is efficient in our practice and believe that we can sell your home in a timely manner with better results by using the internet where 87% of all Buyers are going to look for a home per the National Association of Realtors.

What is the best way to market my property? 
When selling a home, there are three things that will dictate how fast or slow your home sells: Price, Location, and Marketing. We don’t recommend spending money what does not work. iBuy Realty believes on spending money on what works!! The internet is where buyers are searching to buy a home. iBuy Realty will syndicate your property on the top real estate websites on the internet to get your home SOLD in a timely manner without charging you unnecessary fees.

What is the difference between Traditional Companies(Re/Max. Century 21. Keller Williams) and iBuy Realty?
iBuy Realty is transparent with our service. You know up front what you get with iBuy Realty. iBuy Realty gives our clients more Control, Options, and Savings. What should I consider doing to help sell my house fast?
Sellers should keep in mind that the real estate industry has changed drastically. 87% of all Buyers in 2008 went to the internet to shop for homes.  Marketing your house in the newspaper, magazines, or other publications will not sell your home. Hire a company that can market your home effectively on the internet, a company that can accurately price your home, and a company that has systems in please to attract Buyers. iBuy Realty will sell your house in a timely manner!!

 What should I do to my house to make it attractive to Buyers?
Less is better. Clear your house of any and all clutter. Take down all family pictures. Neutralize all wall colors in the house. Clean the house and insert plug-ins to make the home smell fresh.  Keep the lawn and landscape manicured to enhance the curb appeal.

What is your commission split?

The traditional model is not conducive for today’s consumer. The traditional model has high fees. How do I give away 75% of my commission and still make money?
iBuy Realty is in business to satisfy our clients, give Realtors a vehicle that provides a steady and strong income, and to be a profitable/sustainable entity. We understand that there are a percentage of consumers that want to do things on their own terms and this fact is backed by supported documentation via the National Association of Realtors. With that said, keep in mind, that the clients who qualify for this Buyer Package will require minimal work from you as an Agent. A Buyer has to purchase a home at $175,000 or more to qualify for a 50% or 75% rebate. Also, if a client exceeds eight showings, they don’t qualify for a rebate. Understand our concept, consider your average deal, and make a sound decision. 

How do I sell a house for FREE and still make money?
iBuy Realty has done extensive research on Realtors, Sellers, and the average transaction. The average transaction does not charge the full 6%(3% Buyers Agent/3% Sellers Agent) to sell a home.  When you take into consideration the average commission earned by the Listing Agent in this market, the statistics are even more staggering. NAR has found that 70% of all Sellers in 2008 SOLD their house to buy a new home.  With iBuy Realty, Sellers that have a house with a purchase price of $175,000 or more FOR SALE with the desire to buy afterwards can sell their house for FREE. They will NOT get a rebate on the Buyer side of the transaction. The Seller will be charged a 2%(Listing Side) fee that will be refunded when they close on their new home.  This method has proven to be effective and rewarding for the Seller, Realtor, and iBuy Realty.

What are your fees?
iBuy Realty is not in the business of charging our Realtors fees to sustain our business model. With that said, it is not within our business model to charge the fees that current major brands charge their Realtors to stay afloat. iBuy Realty is transaction based. Our system is efficient and cost effective for everybody involved in the transaction.
